Dont even think of buying any flat from this builder. They really dont know how to construct houses nor understand how to treat customers. construction is done with a couple masons and no educated people or engineers are involved in any activity. same with electrical, plumbing works. electrical/civil/plumbing work quality is pathetic to say the least. the delivery was already delayed by 6 months with no penalty paid and after another 6 months and half occupancy the construction is still incomplete. more over the construction guys swindle money from you for even the most minute changes and mostly dont cooperate to make any customisations, and if at all done, its at unrealistic costs. they cheat on quantities, materials etc and literally loot you if you are not careful. lots of false promises made in advertisements and by marketing and the company MD Praveen Reddy directly while buying. but when asked to complete them later, they have been continously giving false promises of completion in a week but notthing has moved in 7 months and for some facilities the MD simply says it wont be done now, you can do want u want, jokingly and this too in a meeting with more than 25 customers. customers have become a joke from him. such is their callous attitude towards customers. we had to suffer many days without electricity, water etc. at 25% occupancy, we had to live without proper electricity, lifts, common lighting, even common flooring, plastering etc for 3-4 months. many people lost TV, washing machines and other equipment due to this other than the accidents due to living in a half constructed apartment. just visit BSR splendor park and ask any flat owner and you will get a much worse feedback and the trauma we are going thru everyday dealing with this builder to deliver on atleast the basics. bottomline, dont even think of buying a flat from BSR.

1) Foundation was laid outside the construction land (on the road):: It was found that you (contractor of Latha Construction) and your skilled laborers had just NOT considered the dimensions mentioned in the agreed plan and the plot layout during the construction. The foundation was laid outside the plot boundary (i.e. on the road). 2) Threatening to quit work The construction had so many problems. None of the workers of Latha Constructions (contractor/laborers) know the meaning of symmetry. Whenever we find something wrong in the construction and report it to you, this is what you had to say: “Please check your eyes... Everything is correct only.. These are minor issues ... I cannot do such micro level corrections. This is the quality that I and my workers can give” 3) Harassment: People working for this constructions company had ridiculed us (even the ladies of our house were not spared). Many times, as owners we have felt harassed by this behavior. As common people, we were afraid sometimes that our dream house may not come good finally. You also used to crib to us saying “After I started your project only, a lot of things in my personal life had become bad” You had even cribbed saying “My sandals got damaged because of supervising your site only” Is this the professionalism that should be shown to clients by a supposedly “FAMOUS” construction company? 4) Construction work without any equipments: As mentioned earlier, the people working in the construction site never used any level checking equipment for checking if the construction is leveled. 5) Staircase construction for 2 months 6) Fudged up Final settlement details The final settlement details sent by you were fudged up. You have charged for works that we never asked you to do as an extra work. When we sought clarification, you were not ready to discuss about it. Without even telling us you locked our own premises and threatened us saying pay this amount then occupy your house. One would forget even basic Mathematics seeing your calculations. Receipt for funds received You have not provided receipt for 1 lakh rupees that we have paid. You have also asked us to do some extra payments by cash (saying you can escape from Income Tax) Beware before choosing this company for building your dream house.
